
Kitchen remodeling is the most common major project we do in Colorado Springs, and it’s also the category with the most variation in cost, scope, and complexity. Here’s an honest picture of what’s involved — what drives costs, what requires permits, and what timeline is realistic.
The Three Tiers
Cosmetic Refresh ($5,000–$15,000): Cabinet painting, hardware replacement, new backsplash, updated lighting fixtures, and possibly countertop replacement without changing the layout. None of this requires a PPRBD permit. We can typically start within 1–2 weeks of the estimate and complete the work in 1–3 weeks.
Mid-Range Remodel ($15,000–$40,000): New countertops, cabinet replacement or full refinishing, new flooring, updated appliances, and often some lighting upgrades. A permit is required only if you’re modifying electrical circuits or plumbing — many mid-range remodels don’t touch either. Timeline is typically 3–5 weeks.
Full Renovation ($40,000+): Open-concept conversions, island construction with plumbing, major layout changes, and anything involving structural modifications. These projects require PPRBD permits. Plan for 5–8 weeks plus 1–2 weeks for permit processing.
What Actually Drives Costs
Countertop material. Quartz runs $75–$150 per square foot installed. Granite is similar. Laminate is $30–$60. Butcher block is $60–$100. The countertop is often the single largest material cost in a mid-range remodel.
Cabinet strategy. Full cabinet replacement runs $500–$1,500 per linear foot for semi-custom cabinets installed — expensive. For homeowners with solid cabinet boxes that just look dated, refinishing or refacing (replacing doors and drawer fronts while keeping the boxes) is 50–70% less. HVLP spray refinishing on cabinet doors produces a factory-level result for a fraction of replacement cost.
Flooring. LVP (luxury vinyl plank) is the most popular choice in Colorado Springs right now — handles moisture well, relatively easy to install, and quality at the $3–$5/sq ft price point has improved dramatically. Engineered hardwood is $6–$12/sq ft installed. Tile is $8–$15/sq ft installed, particularly popular near the sink.
Layout changes. Moving the sink requires replumbing. Moving walls requires structural evaluation and almost certainly permits. Electrical outlet additions require a licensed electrician and permit. The more the layout changes from what exists, the more cost and time the permits add.
PPRBD Permits — What Requires One
No permit required: Painting, tiling over existing tile or concrete backer, cabinet replacement or refinishing, countertop replacement, hardware replacement, flooring installation, and lighting fixture replacement on the same circuit in the same location.
Permit required: Adding or moving electrical circuits or outlets, relocating plumbing (moving the sink, adding a pot filler, adding an island sink), removing or modifying load-bearing walls, and adding range hood ventilation through a new exterior wall penetration.
On most cosmetic and mid-range kitchen remodels, permits aren’t needed. On full renovations with layout changes, they always are. We handle the entire permit process — application, plan review communication, and scheduling inspections — at no additional management fee.
Colorado-Specific Considerations
Flooring over slab. Most Colorado Springs homes built after 1980 are on concrete slab foundations. LVP and engineered hardwood both install well over slab with appropriate underlayment. Traditional hardwood over slab requires careful moisture testing and specific underlayment — Colorado’s dry climate helps here, but it’s still a factor worth discussing before specifying hardwood.
Cabinet finish durability. Colorado’s low humidity in winter can stress cabinet finishes over time, especially on solid wood doors that expand and contract. We use flexible primer-sealer systems when refinishing cabinets specifically to accommodate this movement. If a contractor can’t explain what primer system they use and why, that’s worth knowing.
