At Palmer Divide elevations, attic insulation is more critical — ice dam formation from radiant heat loss through the roof is more common here than in Colorado Springs proper. We check attic insulation levels, add heat tape to all exposed supply lines (not just the highest-risk ones), and verify full crawl space insulation. Swamp cooler winterization follows the same protocol as Colorado Springs, but the timing is earlier — the first hard freeze on the Divide can arrive in early October, two to three weeks ahead of Colorado Springs proper.

At 7,000+ feet, UV degradation is more severe than in Colorado Springs. Deck stain cycles shorten to every 1–2 years on south-facing surfaces on the Divide — compared to every 2–3 years in Colorado Springs. We use UV-resistant penetrating stains (not film-forming finishes, which peel faster at this elevation) and specify western red cedar for all exterior wood projects where appearance and longevity both matter.
For fence construction and repairs, Monument’s combination of heavier snow loads and Palmer Divide wind shear means structural post depth and lateral bracing are more important here than at lower elevations. Posts set at the standard 36-inch depth can heave. We go deeper and brace accordingly.
Deck builds at Monument elevations require snow load calculations appropriate for Tri-Lakes conditions. We size beams and joists for the loads your deck actually sees — not the lighter specs that work at Colorado Springs elevation.
Unincorporated El Paso County properties in Woodmoor and Jackson Creek operate under county regulations rather than City of Colorado Springs rules. This typically means more flexibility for accessory structures, larger chicken flocks, and outbuildings than city properties allow. We know the difference and build to the right code for your parcel.
